How to Know When It’s a Good Time to Buy or Sell

Is now a good time to buy or sell? The answer depends on your situation.

Is now a good time to buy or sell? It all depends on your situation.

If you’re a buyer, it’s always a good time to buy if you’re getting a good buy. Market conditions change all the time, but what doesn’t change is either paying too much for a property or getting a great buy on one. That’s where your agent comes in. If they’re a good agent, they’ll understand the market and home values and they’ll be able to guide you through a good buy for any home you look at.

If you're a seller, a good time to sell is whenever there's demand for your home. Demand comes from two different areas—either it’s market-driven (meaning there are more buyers than there are homes for sale) or it comes from you and what you can do to your home to create that demand.

Market conditions change all the time, but what doesn’t change is either paying too much for a property or getting a great buy on one.

There are two factors that drive the demand that you can create for your home. The first is its price, and the second is what your agent does to market it so it gets exposed to as many buyers as possible.

If you have any more questions about buying or selling a home or you’re curious about what’s happening in our market, don’t hesitate to reach out to me. I’d be glad to help you.

The Surprising Connection Between School Districts and Home Value

If you’re in search for the perfect home, don’t forget to consider school districts. Even if you don’t have children, this factor will be critical.

The end of summer is upon us, and this means back-to-school time has also arrived. With that in mind, knowing which school district you're in is important, whether you have children or not, because of how this factor may impact your current or future real estate goals.

A school district’s overall reputation, not just its average test scores, can have a significant impact on local home values. So if you’re searching for a home right now, don’t forget to check the school district of any property you consider.

We have to give it to millennials. They’re smart, they’re tech-savvy, they know what they want, and they know how to go find it. If you're a millennial homebuyer, you live with one, or you know one, here are a few things that you should keep in mind:

1. Make sure that you’re committed. You need to explore the pros and cons and make a definitive decision that this is what you want to do. Regardless of your situation, making that decision is critical.

2. Understand your budget. What is your cost of living? We don’t want buying a property to change your lifestyle dramatically.

3. Meet with a lender. Agents like us know who the best lenders are and can connect you with them. Connecting with a lender is important because they will help you get pre-approved so you can understand exactly what you can qualify for.

We know the best lenders and can connect you with them.
4. Find a great agent. You need an agent that understand you, your needs, and the market. Then they will be able to advise you on what a great buy looks like and what pitfalls you need to avoid.

4 Surprising Factors That Affect Your Home’s Resale Value

We’re back to check in with you regarding some interesting information we’ve come across. Across the country, there are four specific things that are affecting home values:

1. Your proximity to a Starbucks.

2. Blue kitchens. If you’re thinking of doing a remodel, think blue.

3. Trendy features. In particular, farmhouse sinks and barn doors have increased click-through rates on listings and overall sales in different marketplaces.

If you’re thinking about a kitchen remodel, think blue.

4. Commutability to downtown. This always increases home value at a big rate.

If you have any questions about any of these things or about San Diego real estate in general, we’re always happy to help. We look forward to hearing from you soon.

Should You Consider Selling Your Own Home?

Selling your own home sounds like a great way to save money. However, there are many pitfalls involved that you are probably unaware of.

Today we are going to talk about selling your home on your own, commonly referred to as an FSBO (For Sale By Owner). It sounds like an enticing, easy, and inexpensive way of selling your home, but you are not seeing the whole picture.

When it comes down to it, only 4% of FSBO homes listed result in successful sales. Meanwhile, 96% of FSBOs end up listing their home with an agent after their failed attempt.

Our team is here to support any avenue that you are considering as your neighborhood resource for over 30 years. We are here to answer any questions you have about selling your home on your own.

The reason most FSBO sellers end up hiring an agent is that they did not understand the work that went into the process before beginning it. Many also were unaware of the legal exposure that selling FSBO opens you up to.

96% of FSBO home sellers end up listing their home with an agent anyway.

Another factor playing a role in all this is that homebuyers almost always work with an agent because the service of a buyer’s agent is free. Why would a buyer who is ready, willing, and able to buy want to deal with a homeowner directly when a Realtor is available for them?

Home Selling Tips for Pet Owners

If you’re selling a home and you have a pet, then we have some helpful tips to share with you today.

A lot of people don’t initially consider their pets when it comes to buying or selling a home, but the reality is that most of us do have them and they are a factor. When selling a home with a pet or to potential buyers that have pets, consider these three things:

1. Not every buyer is a pet lover. If you have a pet and you’re trying to sell your home, it’s important to move the pet stuff out of the way as much as possible. Having your pet out of the home during showings is a good idea if it’s going to be stressful for them.

You may not notice pet odors in your home, but buyers will.

2. Pet owners don’t always notice pet odors. This is because we live in the home daily and don’t notice them. Buyers will notice these smells, so make sure you try to neutralize them as well as you can by deodorizing the furniture carpets and other areas where your pets spend a lot of time.

3. Set the house up to be pet-friendly. Even if you don’t have pets yourself, it never hurts to showcase how pet-friendly your home can be.

Those are just a few of the things you need to keep in mind when selling your home. If you have any questions for us or want us to go over anything for you in further detail, give us a call or send us an email. We would love to hear from you.
