We are all adjusting to the new regulations in real estate. Unfortunately, there’s still growing confusion among agents, buyers, and sellers about these industry changes. During this time, you want an agent who knows what they’re doing and represents your best interests.

If you’re a homebuyer, read the fine print before signing the agreement. Look for items in the contract that tie you down for a specific period or obligate you to pay a commission. Know that there are options to purchase a home without paying a commission or how to get that commission paid through the transaction. Consult with us, and we’ll present these options to you.

If you’re a home seller, find out whether your agent has clear strategies to sell your home for the highest possible price. With or without the changes in the industry, there are tactics that we do to sell your house quickly without sacrificing the sale price and with the least amount of hassle.

If you or anyone you know wants to buy or sell a home, please call us at (800) 800-2978 or email us at info@HellerTheHomeSeller.com. We'd be happy to help.

Some of you may have heard about recent changes in the real estate industry. New regulations about how agents operate, particularly about commissions, are effective as of August 17.

As a listing agent, someone who sells a client's home, I can no longer publicly share or display the commission offered to a buyer's agent. These changes mean that sellers are responsible for paying their agents, and buyers are responsible for paying theirs. However, sellers often offer incentives to attract agents and buyers to their properties.

The important thing to understand is that some agents don't fully understand these changes or their implications. You need an experienced professional who understands and can clearly explain how things work.

Nothing is set in stone, especially in real estate. People think that negotiations in real estate are limited to buying and selling a home. But many aspects of it are open to negotiations. From the type of loan and interest rate to the terms of the sale itself, there's often room for flexibility.

While banks have their standard programs, it doesn’t mean that we can’t get you a lower interest rate. We can do this by talking with the seller and come up with a deal that works for  both parties. Commission rates and closing costs can be discussed as well.

Given that everything can be negotiated, it’s important that you have a skilled and experienced negotiator in your corner to work in your best interest. I am proud to say that our years of experience in the San Diego real estate market made us master negotiators enabling us to secure the best possible deals for our clients.
