Welcome to 2020! Happy New Year, and I hope your holiday season was wonderful. People ask me constantly about what’s going to happen in the market this year. When determining this, we look at supply and demand, the level of inventory, the rate of sale, and what’s happening in the economy. A slight change in any of these factors can change what happens in our real estate market. 

Here in January, it looks like 2020 is going to be similar to 2019. It’s going to be an excellent market, prices will continue to appreciate,and I see a lot of opportunity for both buyers and sellers with a more balanced level of inventory. 

If you are considering selling a home, there’s a misconception that often happens this time of year. People think spring and summer are the best times to sell. When everyone thinks that, inventory goes up and sellers have more competition.

Putting your house on the market in the winter allows for less competition and to achieve the best possible price. Then, when more properties come on the market, you’re ready to shop for your next property.

If you’re a buyer, it’s always a good time to buy if you’re getting a good buy. Market conditions change all the time, but what doesn’t change is either paying too much for a property or getting a great buy on one. That’s where your agent comes in. If they’re a good agent, they’ll understand the market and home values and they’ll be able to guide you through a good buy for any home you look at. 

If you're a seller, a good time to sell is whenever there's demand for your home. Demand comes from two different areas—either it’s market-driven (meaning there are more buyers than there are homes for sale) or it comes from you and what you can do to your home to create that demand.


Market conditions change all the time, but what doesn’t change is either paying too much for a property or getting a great buy on one.


There are two factors that drive the demand that you can create for your home. The first is its price, and the second is what your agent does to market it so it gets exposed to as many buyers as possible.

Today we are going to talk about selling your home on your own, commonly referred to as an FSBO (For Sale By Owner). It sounds like an enticing, easy, and inexpensive way of selling your home, but you are not seeing the whole picture. 

When it comes down to it, only 4% of FSBO homes listed result in successful sales. Meanwhile, 96% of FSBOs end up listing their home with an agent after their failed attempt.

Whether you plan on selling your home or want to stay there for a few more years, it’s very important to improve the value of your home. 

There are five areas you should focus on when making improvements to your home: 
  1. Curb appeal and landscaping. Improve the value of your home by making a great first impression. Spruce up the yard, trim back the shrubs, and replace the lawn if need be. You want that clean, crisp look. The same is true for the backyard. Landscaping has a tendency to get overgrown, and you want to keep that well-maintained. 
  2. Update your kitchen. Quartz countertops are replacing granite countertops. White cabinets and open shelving are more popular, and people are interested in a clean, modern look. 
  3. Update your flooring. Clean or replace carpet. A lot of people are taking carpet out of high-traffic areas, and hard floors are more popular—whether that’s hardwood, laminate, or tile that looks like wood. 
  4. Update the bathrooms. Again, quartz countertops are very popular. If you re-tile your bathroom, make sure the tile runs all the way up the wall; don’t stop at the height of the shower door. Update your cabinets and fixtures. 
  5. Make your home a smart home. If you plan on updating the HVAC system, use a smart thermostat. Adding solar to your property will also make your property more valuable and marketable in the future, as more and more people see the advantage of a home that is greener and more efficient.
