Happy New Year! I have some controversial thoughts about the 2025 real estate market: the market is what it is, and I don’t expect any big changes to happen to it this year. However, I think it will be slightly better than last year. So, if you or someone you know is looking to buy a home, invest in a property, or sell a home, there’s really no reason to wait. I'm saying this for your benefit, not ours because we will still be here next year and then the year after. The best time to take action is when you're ready, not when you think the market is “ready.” Waiting for the perfect moment can often lead to missed opportunities. If you want to chat about your situation, your home, or your neighborhood—what’s happening in your area and whether it’s the right time to make a move—give us a call at (800) 800-2978 or message us at info@hellerthehomeseller.com. We’re here to support you.

Experience matters; it's a simple truth that often gets overlooked, especially in the whirlwind process of buying or selling a home. Yet, it's the cornerstone of success in the real estate industry.
When considering who to work with in your real estate journey, it's essential to prioritize experience above all else. Sure, you might come across agents who are friendly, responsive, and seemingly nice people, but without the depth of experience, you could be risking a smooth transaction, or worse, missing out on your dream home.
Experience is the difference-maker. It's what ensures you not only find the home you've been dreaming of but also navigate the complexities of selling your current property seamlessly. From negotiating deals to handling legalities, an experienced real estate agent has seen it all and knows how to navigate every twist and turn.

We got a referral call the other day from a client, and this is what he told me: “Chris, we're thinking about selling our home. We feel like the market's reaching a peak or is close to a peak and we think we want to wait and then buy back in when the market goes down.”
In theory, that sounds like a great concept and I agree with them. I do think the market is reaching a peak. For anyone thinking about making a move, the key thing to consider is not so much what you do right now when you sell your home but what you do after you sell it. Are you going to take the money and move out of state? Are you going to take the money and reinvest it? Are you going to put it in the bank and wait for the market to soften up? It’s hard to time markets, but we know that markets run in cycles. The cycle we've been in has lasted almost eight years.
If you're thinking about making a move or wondering what to do with your property, you don't have to make a decision. What you do need to do is contact us so we can help you think through all the options and help you decide what's best for you. That's why we're here. Have a great day.

How Can You Prepare Your Home for the Market?

Today we are excited to talk about the things that you can do, as a home seller, to get your home ready to sell for top dollar in our market. We know the things that you need to do and the things you don’t need to do, so let’s get to it.
If you want top dollar for your home sale, you’ve got to make a good impression. The very first impression a buyer has on your home is when they drive up, so your home has to have great curb appeal to draw them in. This means making sure the landscaping is neat and trimmed, the front door is all clean, and everything else is tidy and in order. Your home’s curb appeal is an indicator of what’s to come on the inside.

Your home’s curb appeal is an indicator of what’s to come on the inside.
When the buyer steps inside your home, the biggest thing you want to do is make sure the home is not cluttered. The way we live in a home and the way we want it to show for sale are two different things. You want to take down all the personal photos, knick knacks, and collections, so people can focus on the property as opposed to what’s in it.
A lot of people ask us if they need to hire a stager for the property. After doing this for over 30 years, we know what things work when staging a home and what things don’t. We can tell you how to get your home in tip-top shape. In some cases, that may involve spending a little money, but in most cases, it's not necessary.

Right now, we're still in a bit of a seller's market, but we are heading to a neutral market. Homes aren't selling as quickly, and we are seeing some price reductions. That's not because home values are going down; some sellers got ahead of themselves and priced too aggressively, and now they have to come back to reality.
If you're thinking of purchasing an investment property, we want you to know that we now offer complete property management. We'll take the hassle out of dealing with tenants.
If you have any questions, give us a call or send us an email. We look forward to hearing from you!
