Everyone wants to know: What's happening in the market? What's going to be happening in the market? How will their real estate plans be affected? The market has changed—it’s slowing down, prices are softening up, and we're in the beginning stages of a new cycle. We've gone through several of these cycles; I've been doing this for over 30 years, and I've been through it multiple times. Here's what I know: If you plan to be in your home for the long term, these cycles don't affect you. What they do is create opportunities to make investments and buy more expensive homes where prices have come down.

Can you believe it’s already April? With as many homes as we're selling, you could easily mistake this for May. The market's very active. Buyers are looking to get in, and sellers are looking to get out before interest rates get too high. That will start to slow down the market, so whether you're looking to buy or sell, this is the time to do so.

On the selling side, we’ve been able to create an auction-like effect on our properties, which is causing them to sell for more than they normally would. We’re in a crazy, unusual real estate market right now. We have very low inventory and very high demand. Part of the reason we have high demand is that interest rates are extremely low and many people haven’t been able to buy homes due to low inventory. What are we doing to help people looking to buy or sell a home?

On the buyer side, we’ve been successful in helping people find off-market properties. This is key because once a property goes live on the market, you might have to compete against other buyers for it. There are specific things we can do to locate properties before they go on the market. 

On the seller side, the biggest problem we’re seeing is that agents are making a lot of mistakes in how they’re pricing properties. This is the type of market where you should be getting top dollar for your home. If you have the right pricing and marketing strategies, you’ll do just that.

It’s now the middle of the year, and 2020 has already thrown us a ton of curveballs. We’ve also seen a lot of change in the real estate market. We now have more properties under contract than we did at this time last year. This means that, despite this year’s unusual conditions, people are moving and buying homes. 

Inventory levels are still lower than they were at this time in 2019. This is an excellent time to sell your house because there’s less competition. Buyers can benefit because we’re still at historically low interest rates. If you or anyone you know is considering making any type of move, this is the time to take advantage of our great market. Remember: Another factor that’s always crucial is which real estate agent you hire to help you.

Right now, there are more homes for sale than there were just a year ago. What’s more is that there are currently as many homes selling in 2019 as there were in 2018.

For sellers, that means you can expect plenty of buyers in the marketplace. For buyers, that means right now is potentially one of the best times to purchase a home—there’s more inventory to choose from, and interest rates are still historically quite low.

In addition to this brief market report, I wanted to share some information with you regarding my team.

Many of you have known me for a long time, and even though some of you have never met me, we’ve helped you or have been involved with a real estate transaction alongside you. You all have friends, co-workers, or relatives who may be thinking of buying or selling a home, or at some point, you may be thinking of investing or making a change.

I’ve been in the industry for 31 years, which is a lot longer than many of the agents in the market. Whether you’re a buyer or a seller, our team is able to do what we do because, well, we’re a team. Our team members aren’t just trainees or mentees; they’re real estate professionals with years of experience between them. They’re the best of the best.

We’ve got a quick market update for you today about the San Diego spring market. Spring is certainly the most popular time for homeowners to sell their homes. The inventory rises from about 2,000 homes in January to around 6,000 homes in June.

What’s Going on in the San Diego Market?


The market in San Diego has seen steady inventory and steady demand, which means both buyers and sellers can profit.

Today we’re going to give you a general market update about what’s going on in San Diego.

Inventory levels are pretty steady. In fact, we’ve actually seen a slight decrease in the number of homes for sale.

Home demand, or the number of buyers in the marketplace, is also staying steady. That means that the market is still on an upward trajectory, with prices increasing slightly and a strong demand for homes.

What does this mean to you? Well, that depends. If you’re a seller, it means it’s a great time to sell. Prices are high and interest rates are still attractive, so buyers are actively buying properties. There’s not a lot of competition for homes like yours, or homes in general, because there’s just not a ton of inventory.

Now, if you’re a buyer, you might be thinking this isn’t a good time to buy. I don’t agree with that, and here’s why: It’s always a good time to buy, if you’re getting a good buy. Interest rates are still very attractive, though they’re likely to get higher, not lower, in the future. What we know right now is if we’re buying a property, we know where our rates are going to be, and we know what our payments are going to look like. In the future, all we know is that it’s probably going to be higher on both counts.

Today, we'll go over the status of the San Diego real estate market.

Right now, we're still in a bit of a seller's market, but we are heading to a neutral market. Homes aren't selling as quickly, and we are seeing some price reductions. That's not because home values are going down; some sellers got ahead of themselves and priced too aggressively, and now they have to come back to reality.



We're also seeing inventory levels increase as sales decrease. If you're selling your home, you need to be very competitive, price your home correctly, and list with someone who will aggressively market your home. For buyers, there are a lot of great options to choose from out there. Interest rates are still fantastically low, making this one of the best times we've ever had for purchasing real estate.
