Today we are going to talk about selling during the holidays. One thing that we have learned over the last 28 years is that the holidays are a great time of year to sell a home. A lot of agents like to take this time of year off, but we don’t. It’s not that we don’t enjoy the holidays or our time with our families, we keep working because our clients want and need us to. If you have been thinking about listing your home for sale, here are a few reasons why the holidays are a perfect time:

1. Less competition
The people that aren’t serious about selling their homes are going to take them off the market during this time of year. As a seller, that means buyers have fewer homes to choose from and your home will stand out more.

2. Homes show well during the holidays
This time of year is when homes show their best. Holiday decorations and bright lights are just a few of the reasons that home showings during the holidays have a better success rate.


3. Fewer casual buyers
The only buyers out looking for homes during this time of year are the ones serious about buying. That’s the kind of buyer you want as a seller, and in most cases they are looking to buy before the end of the year. 

Although there are fewer homes for sale on the market during the holidays, there aren’t any fewer buyers. Those who sold in October are looking to buy in November and December. Relocation buyers are also active during this time, as they are looking to find a place and move in by the end of the year.

The very first impression a buyer has on your home is when they drive up, so your home has to have great curb appeal to draw them in. This means making sure the landscaping is neat and trimmed, the front door is all clean, and everything else is tidy and in order. Your home’s curb appeal is an indicator of what’s to come on the inside. 




When the buyer steps inside your home, the biggest thing you want to do is make sure the home is not cluttered. The way we live in a home and the way we want it to show for sale are two different things. You want to take down all the personal photos, knick knacks, and collections, so people can focus on the property as opposed to what’s in it.

Today, we'll go over the status of the San Diego real estate market.

Right now, we're still in a bit of a seller's market, but we are heading to a neutral market. Homes aren't selling as quickly, and we are seeing some price reductions. That's not because home values are going down; some sellers got ahead of themselves and priced too aggressively, and now they have to come back to reality.



We're also seeing inventory levels increase as sales decrease. If you're selling your home, you need to be very competitive, price your home correctly, and list with someone who will aggressively market your home. For buyers, there are a lot of great options to choose from out there. Interest rates are still fantastically low, making this one of the best times we've ever had for purchasing real estate.
