Some of you may have heard about recent changes in the real estate industry. New regulations about how agents operate, particularly about commissions, are effective as of August 17.

As a listing agent, someone who sells a client's home, I can no longer publicly share or display the commission offered to a buyer's agent. These changes mean that sellers are responsible for paying their agents, and buyers are responsible for paying theirs. However, sellers often offer incentives to attract agents and buyers to their properties.

The important thing to understand is that some agents don't fully understand these changes or their implications. You need an experienced professional who understands and can clearly explain how things work.

Nothing is set in stone, especially in real estate. People think that negotiations in real estate are limited to buying and selling a home. But many aspects of it are open to negotiations. From the type of loan and interest rate to the terms of the sale itself, there's often room for flexibility.

While banks have their standard programs, it doesn’t mean that we can’t get you a lower interest rate. We can do this by talking with the seller and come up with a deal that works for  both parties. Commission rates and closing costs can be discussed as well.
